Number of Home Sales

What does it matter how many homes sell in a year? Well, it’s like this, low home sales indicate a lack of buyers, while high home sales indicate an increase in the number of buyers that are purchasing homes in a given marketplace. The number of homes that sell has a direct impact on how viable a market is. If we see the number of home sales changing, then it probably has a strong correlation with how healthy the real estate market is. Because of this, the number of home sales has long been a factor in the overall health of a given real estate market. While it is not the only factor, it severs as the main pivot point in gauging the strength of the market.


Let’s look at the numbers in our area. This data comes from the North Florida MLS for Columbia and Suwannee Counties. It shows that there has been a constant increase in the number of sales over the past several years. When you look at it by quarters you can see that there have been seasonal changes (ups and downs) but the overall trend has been a steady positive climb since 2012. (note: 2022 fourth quarter is estimated since it has not finished as of this publication)





BOTTOM LINE: The overall look for our local market has been very good with many more home sales taking place every year. There are still buyers who are purchasing homes in our area. However, inflation has taken a hit to everyone’s pockets and mortgage rates continue to increase, making it more difficult for the average home buyer. Plus, many economists are predicting economic troubles for 2023. But at the current time, things are still doing fairly well in our little piece of this world.
