The real estate market is like a roller coaster. It has lots of ups and downs. As an appraiser, I research a lot of data. Sometimes it is difficult to communicate those findings to people. Since I am a visual person by nature, I find it easier to explain changes with a graph or chart. Over the years, I've looked at value and marketing trends.  Below are a few examples of what I’m talking about. Reach out to me if you have a question on a specific attribute or area. Specific Neighborhoods

If you are wondering about the trends for a specific neighborhood, I’m happy to share recent trends if I have them (it depends on what areas). I’m working on posting some graphs on my blog so you might find what you need there. Otherwise, I’m also available to run some graphs for you if it’s helpful (fees may apply depending on the complexity).

With Each Appraisal

If you are looking for specific information about your home, I provide that with each appraisal assignment. Seeing the market visually can be profoundly helpful. That’s why all my appraisals have multiple graphs for regional, neighborhood, and property specific to help show what the market has been doing. Sometimes it’s only a few graphs, while other times it may take more. It depends on the complexity of the appraisal and the reason for the appraisal. If you need help with this, don’t hesitate to reach out to me.

Regional Trends

I work primarily in the Columbia and Suwannee Counties of Florida. I do a monthly regional market update which includes the findings for those counties. You can find that post on my blog page (usually around the 15th). I try to provide you with a brief paragraph to describe the market and then look at specific trends and end with a closing comment. This post is not so much about individual neighborhoods, but rather county and regional trends.

Individual Components 

Sometimes we look at specific features of an appraisal assignment. For example, a home with a swimming pool or a large outbuilding. How much value do those components add to your home, if any? There are ways of looking over charts to see what value it adds to your home. I sometimes share these findings on my blog. But I’m also available to help if you have specific questions.
